Where is your office in relation to Markham?

I am buying in the Unionville heritage district. What should I check first?

Whether the property is designated or sits within the conservation district, and what that means for anything you intend to change. Heritage controls can affect exterior alterations, additions, and demolition, and they survive the sale. If your plans depend on being able to renovate, that question belongs inside the conditional period.

My freehold townhouse has monthly fees. Is that normal in Markham?

It can happen here. Some Markham townhomes are freehold but sit within a common-element condominium corporation that owns and maintains shared roads, visitor parking, or landscaping. You own the home outright, and you also pay fees and are entitled to a status certificate. We review it the same way we would for a conventional condominium.

Do you handle builder purchases in Cornell and Wismer?

Yes, and the review is most useful as early as possible. Cornell and Wismer are largely freehold, which means there is no statutory rescission period to fall back on. That right applies to new and pre-construction condominium purchases, not to freehold builds. Any review window comes from the agreement. We look at the occupancy structure, the adjustments the builder is entitled to charge at final closing, the delayed closing provisions, and whether the agreement permits assignment.

Do I need to come into the office to sign?

Our Thornhill office is inside Markham, so in-person signing is a short trip for most clients here. If you would rather not make that trip, we can complete identity verification and document signing remotely instead. Remote signing changes how you meet with us, not the lawyer-led legal work performed on your closing.
