What matters in a Richmond Hill closing

No municipal land transfer tax

Richmond Hill buyers pay Ontario land transfer tax without Toronto's additional municipal tax.

More details

Richmond Hill has no municipal land transfer tax, so a buyer here pays the provincial tax only. At a comparable price, that difference against a Toronto purchase is substantial, and it is worth knowing before you decide where to look.

Oak Ridges properties

Moraine and rural properties can require additional servicing and environmental due diligence.

More details

Properties in or near the Oak Ridges Moraine can be subject to environmental and development controls that affect site alteration or future building. Some northern or more rural properties may also raise private-servicing questions, which should be confirmed for the specific property. Where a home actually uses a private well or septic system, water and septic due diligence may be needed within the conditional period.

New construction

Builder agreements, Tarion coverage and changing closing dates should be reviewed early.

More details

Through Jefferson, Westbrook, and Rouge Woods, a meaningful share of transactions are builder or near-new homes carrying Tarion coverage, unregistered plans, and closing dates that move. Along the Yonge corridor, transit expansion has driven condominium and mixed-use development, with the interim occupancy structure that comes with buying pre-construction.

Closing costs

Land transfer tax in Richmond Hill

Ontario tax only

There is no additional Richmond Hill municipal land transfer tax.

First-time buyer rebate
The provincial rebate is claimed at registration, reducing what you bring to closing.
How the tax works

Richmond Hill buyers pay the Ontario land transfer tax and nothing municipal on top of it. There is no Richmond Hill equivalent of the Toronto municipal land transfer tax.

The provincial tax is calculated on the purchase price using a graduated structure and is payable on closing. First-time buyers may claim a provincial rebate up to a set maximum, applied at registration so that it reduces what you need to bring to closing rather than arriving later as a refund.

Real estate matters in Richmond Hill

  • Residential purchases

We review your agreement before the conditions come off, search title, and carry the file through to the day you get the keys.

  • Residential sales

We answer the buyer's requisitions, arrange the discharge of your existing mortgage, and account for every dollar leaving the transaction.

  • Refinancing and new mortgages

Whether you are moving lenders, taking equity out, or adding a second charge, we handle the registration and the discharge that follows it.

  • Title transfers

Adding a spouse, removing a name, transferring to family, or updating title after a death. Each one carries tax and mortgage consequences worth understanding first.

  • New construction and builder purchases

Builder agreements are written for the builder. We read yours as early as we can, and where a statutory rescission right applies, inside that window, while there is still something you can do about it.

  • In-person and remote signing

In-person signing at our Thornhill office is our standard approach, and remote identity verification and document signing are available if you prefer. Remote signing changes how you meet with us, not the lawyer-led legal work performed on your closing.

Common questions

Richmond Hill real estate questions

Is there a municipal land transfer tax in Richmond Hill?

No. Richmond Hill buyers pay Ontario land transfer tax, with no additional Richmond Hill municipal land transfer tax. Toronto purchases are different because Toronto also charges a municipal land transfer tax, so a Richmond Hill closing costs meaningfully less than a Toronto closing at the same price.

I am buying a home on a private well and septic system. What changes?

If the property actually uses a private well or septic system, we look for the available septic records, consider water potability testing where the agreement allows for it, and confirm the servicing arrangement for the specific property. On Oak Ridges Moraine lands there may also be environmental or development restrictions affecting future alterations. Those questions should be addressed during the conditional period where possible.

What is different about buying a new build in Jefferson or Westbrook?

Builder agreements are drafted for the builder. Jefferson and Westbrook are largely freehold, and a freehold new build does not carry the statutory rescission right that applies to a new or pre-construction condominium purchase. Whatever review window you have comes from the agreement itself. That makes getting it reviewed before you sign, or immediately after, the only reliable protection. Closing dates can move, occupancy and final closing may be separated, and adjustments at final closing routinely include costs a resale buyer never sees.

Can we close remotely from outside the Greater Toronto Area?

Yes. We can complete identity verification and document signing remotely for clients who would rather not attend our Thornhill office in person. Remote signing changes how you meet with us, not the lawyer-led legal work performed on your closing, and we will tell you if a particular transaction requires a different approach.
